Alchemy Asset Management, acting on behalf of the landlord, needed to transform vacant floors at 141 Fenchurch Street into Tenant-Ready™ workspaces. With the building set for redevelopment in five years, the priority was to deliver a cost-effective, high-quality upgrade that would attract tenants seeking short-term leases. Working within a tight 11-week programme and minimising disruption to existing tenants, we ensured a smooth and efficient refurbishment.

Project in Brief:

  • Delivered a CAT A+ fit out across multiple floors, creating Tenant-Ready™ spaces.
  • Upgraded the ground floor with a new shower, DDA-compliant toilet, bike storage, and lockers.
  • Achieved an EPC B rating with new LED lighting, air conditioning, and sensory lighting.

Smart, Simple, and Ready to Go

We focused on practical and aesthetic upgrades to enhance the building’s appeal. The ground floor now benefits from improved facilities, including a modernised reception that sets the tone for a welcoming experience. Across the Tenant-Ready™ floors, we introduced new LED lighting, fresh off-white paint, and feature walls in sage green, creating a contemporary and inviting atmosphere. Meeting rooms were defined with soft blue tones, while light grey carpets and MF suspended ceilings brightened the small floor plates, making them feel more spacious.

Adapting to Every Twist

The project faced unique logistical challenges, from asbestos removal and previous roof leaks to managing nesting seagulls on the roof. These were navigated with careful planning, ensuring no disruption to timelines. The in-situ refurbishment required sequencing toilet works and scheduling loud activities outside of office hours to accommodate existing tenants. Unexpected site conditions, such as fully glued-down carpets affecting the subfloors, were addressed by adapting workflows and extending shifts, ensuring the programme and budget remained on track.

By taking a thoughtful yet efficient approach, we delivered Tenant-Ready™ workspaces that revitalised the building, providing an attractive solution for businesses seeking a flexible lease in the heart of London.
