Transforming The Typewriter Building

Transforming the Typewriter building into a vibrant coworking space for Work.Life diverse members was an exciting challenge for team Two.
The historic seven storey building at 140 Borough High Street spans 22,000 sq ft, making it Work.Life’s biggest space to date. Built in 1956 for a typewriter manufacturer the building is full of character, the preservation of which was key.
The design concept intertwines Work.Life’s brand and the Typewriter buildings rich history. To maximise the functionality of the space, three working zones were developed: social and community areas, heads-down zones for focused work, and heads-together spaces for meetings and collaboration. This approach ensures that the various needs of Work.Life members are met.

The Perfect Balance
A workspace designed with the employee in mind, every detail of this fit out enhances the daily experience—making the working day easier, brighter, and happier. Thoughtful touches, like the ‘helping hand’ coffee ledge beside the access control, ensure effortless transitions from door to desk. Whether you’re diving into deep work in a booth, hosting a meeting in one of the various-sized rooms, or soaking up the natural light in the winter garden, the space flexes to meet different working styles.
Our approach seamlessly blended innovative design with historical charm, preserving key elements like terrazzo flooring, original staircases, and balustrades. By retaining these vintage details while introducing contemporary design elements, we not only gave the workspace a distinctive identity but also reduced material waste.
The ground floor is the beating heart of the space, designed for energy and connection. Here, hot desks, individual banquettes, phone booths, soft seating, and collaboration tables create a dynamic environment. Just beyond, the winter garden offers a tranquil retreat—its skylight floods the space with natural light, while a striking indoor tree and bespoke seating bring a touch of nature inside.

Historical Inspirations
Drawing inspiration from the building’s rich history, we wove vintage influences into the design to create a unique and meaningful experience. The terrazzo flooring was echoed in other elements of the workspace, from coat hooks to detailing throughout, tying the theme together. A 1950s-inspired colour palette adds warmth and character, creating a timeless yet contemporary aesthetic. The typewriter signage outside the building sparked the design of the ‘Welcome to Work.Life’ sign, which greets visitors at the main teapoint and welcome area.
The space was carefully dressed with nods to its surroundings—Borough Market and the local area—while vintage typewriters dotted throughout the workspace pay homage to its past. Each floor features a unique colour scheme, subtly shifting atmospheres while maintaining an overall cohesion. Communal teapoints and breakout spaces are strategically placed near lift exits, naturally drawing people together and fostering a sense of community.
The result? A workspace that is as practical as it is inspiring, designed to bring people together while celebrating the character of its past.

The Final Flourish
Sustainability was also a significant focus. We integrated energy-efficient lighting and reused existing materials where possible. A raised access floor was installed to provide power to the lower ground and ground floors without compromising the building’s structural integrity. Real planting throughout – contributing to overall health / wellbeing aspect of the workspace.

The transformation of the Typewriter building exemplifies how contemporary design can harmonise with historical preservation. This project is a testament to the possibility of creating innovative, functional, and beautiful spaces that honour their past while looking to the future. The Typewriter building is now a forward-thinking, eco-conscious environment that fosters community, creativity, and productivity, perfectly aligned with Work.Life’s ethos.
