The challenge

We collaborated with the landlord’s asset management company along with the landlord’s disposal agent Savills to transform a CAT-A space into a head-turning tenant-ready demise to put onto a competitive market. They wanted us to create a space that would work for several different businesses; a place that appealed to everyone. With only having 6 weeks to carry out the refurbishment, the time frame was not our only challenge. Before we started, we carried out our mechanical validations which highlighted a major issue within the space. The HVAC system was not supplying enough fresh air for the number of occupants that the space provided. As the programme was already quite tight, the mechanical issues made it even tougher to reach this deadline.

The solution

Working closely with our tried and trusted mechanical contractor, we made sure that our first priority was to modify the existing HVAC system to enable a sufficient amount of fresh air. To make sure that the space was aesthetically pleasing and sleek, yet also simple enough to suit a number of different businesses, we made sure to stick to neutral colours. We also worked with the existing bronze colour of the metal work which was installed during the original CAT-A fit-out. As a result, gorgeous earth tones were used across the space such as sage, bronze, and terracotta – perfectly complimenting the creamy, sandy tones of the carpentry. Overall, this resulted in the creation of a calm and inviting workspace for any tenant to enjoy.
